Ground rent capitalised at 6%, reversion deferred at 5%, 50% marriage value share applies under 80 years remaining. Actual premiums are negotiated and depend on the valuer's evidence — this gives a ±15% indicative range only. Leasehold reform under the 2024 Act may change how premiums are calculated once fully in force.
Why lease length matters for finance
Many lenders restrict or decline leases with fewer than 70–85 years left, and below 80 years the premium to extend rises sharply because marriage value comes into play. Extending before you refinance, or factoring the cost into a purchase, can protect both the value and the exit.
