Lease extension premium
Statutory 90-year extension · peppercorn rent
Ground rent capitalised at 6%, reversion deferred at 5%, 50% marriage value share applies under 80 years remaining. Actual premiums are negotiated and depend on the valuer's evidence — this gives a ±15% indicative range only. Leasehold reform under the 2024 Act may change how premiums are calculated once fully in force.

Additional property and company purchases add a 5% surcharge to every band. Purchases under £40,000 pay no SDLT. First-time buyer relief applies up to £500,000; above that, standard rates apply on the full price. Company purchases of a single dwelling over £500,000 can attract a 17% flat rate unless the company qualifies for relief (e.g. genuine rental business) — get this checked before relying on the figure. Estimate only.

Look up the current Energy Performance Certificate for any UK property by address or postcode, and see how it sits against MEES rules for rental property.
Will the deal wash its face?
Costs through to refinance, with the licensing checks most calculators skip. Every default is editable — this is a starting point, not a valuation.

Refinance is capped at the lower of LTV and ICR-stressed borrowing, both worked out on net rental income. Bridge sized as the day-one advance against current value plus the refurb budget, at 0.89%/month rolled over 6 months with a 1% fee. This is a screening tool, not a valuation — licensing and Article 4 checks are indicative only and must be confirmed with the local authority.
