DasLend
Property finance introductions

Tell us what you need. We introduce you to the specialist who can place it.

DasLend takes the details of your property finance enquiry — buy-to-let, HMO, bridging, semi-commercial or commercial — and introduces you to an FCA-regulated broker or lender whose panel and appetite fit your case.

DasLend is an introducer only. We do not lend, advise on, arrange or broker mortgages, and we do not handle client money. All regulated activity — advice, underwriting and lending decisions — is carried out by the regulated firm we introduce you to.

How it works

Three steps, and the regulated firm takes it from there

1

Tell us the deal

Property type, loan amount, timescale and anything about the case that matters — adverse credit, portfolio size, HMO licensing, whatever it is.

2

We match you to a specialist

We pass your enquiry to a regulated broker or lender whose criteria and appetite genuinely fit what you need.

3

They take it from there

Advice, underwriting and the lending decision sit entirely with the regulated firm, start to finish. We're not involved in that part.

True cost of bridging

See the real cost — fees and interest — before you enquire

Total cost of borrowing £0
Loan amount£0
Net day-one advance£0
Interest over term£0
Repayable at exit£0

Retained: interest deducted from the advance day one. Rolled up: interest compounds monthly and is added to the redemption figure. Serviced: interest paid monthly, loan and fees settled at exit. Target term 6 months, 9 months maximum — beyond that, restructuring onto a term facility is usually cheaper than extending a bridge. Estimate only; the regulated firm you're introduced to will confirm actual terms.

Lease extension premium

Statutory 90-year extension · peppercorn rent

Indicative premium £0
Ground rent capitalised£0
Reversion value£0
Marriage value share£0
Indicative range

Ground rent capitalised at 6%, reversion deferred at 5%, 50% marriage value share applies under 80 years remaining. Actual premiums are negotiated and depend on the valuer's evidence — this gives a ±15% indicative range only. Leasehold reform under the 2024 Act may change how premiums are calculated once fully in force.

Stamp Duty (SDLT) calculator

England & Northern Ireland · current rates

SDLT payable £0

Additional property and company purchases add a 5% surcharge to every band. Purchases under £40,000 pay no SDLT. First-time buyer relief applies up to £500,000; above that, standard rates apply on the full price. Company purchases of a single dwelling over £500,000 can attract a 17% flat rate unless the company qualifies for relief (e.g. genuine rental business) — get this checked before relying on the figure. Estimate only.

Refinance is capped at the lower of LTV and ICR-stressed borrowing. Bridge assumed at 70% day-one advance, 0.89%/month rolled, 1% fee, sized against purchase plus refurb. This is a screening tool, not a valuation — licensing and Article 4 checks are indicative only and must be confirmed with the local authority.

About DasLend

An introducer, not a lender

DasLend Limited passes property finance enquiries to regulated firms who carry out all advice, arranging and lending activity. We don't hold client money, we don't underwrite, and we don't make lending decisions — that sits entirely with the regulated firm you're introduced to.

Because DasLend doesn't advise on, arrange or broker regulated mortgage contracts, it isn't required to hold FCA authorisation for that introducer role.

DAS LEND LIMITED is not authorised or regulated by the Financial Conduct Authority. It acts as an introducer only — enquiries are passed to regulated firms, who carry out all regulated activity.
